Towards 50,000 Units Affordable Homes By 2028

In support of the Government’s effort to make affordable home ownership a reality for all individuals and families in the country, Scientex’s property division has targeted to deliver 50,000 units of affordable homes by 2028.

To date, Scientex’s property division has delivered more than 21,000 affordable homes priced below RM 500,000 nationwide, of which some 55% are priced below RM 200,000. And in line with the Vision 2028 – 50,000 units of affordable homes, the property division has put in place various projects within 4 geographical regions in the country.

Scientex’s Property Division was first incepted in 1995 in Pasir Gudang with the vision of providing affordable yet quality homes to house buyers. We recognise that affordable home ownership remains a challenge to the lower to middle income buyers due to escalating selling prices and scarcity of reasonably priced land banks for development. Accordingly, and to meet the ever-growing demand for affordable homes for this category of homebuyers, our business model is to build more affordable homes at reasonable prices to cater to the demand from this group of buyers.

We strongly believe that a house needs to become a “home” for enjoyment and for living. The function of a home does not only provide shelter or accommodation but creates an opportunity for greater ‘Happy Family’ bonding and healthy living in line with our Scientex’s tagline of “healthy, friendly and happy”.

Todate, we have acquired a total land bank of 5,706.8 acres spread over 24 prime locations. Commencing from our very first project in Pasir Gudang within the Johor Region, we have since expanded our presence to Melaka Region, Central Region (Negeri Sembilan, Selangor and Perak) and Northern Region (Penang) of Peninsular Malaysia.

A common denominator for all our projects is the rise in property prices following the delivery of completed units to our buyers. The response from buyers and investors has been overwhelmingly positive for the quality of our products and reliability of our service delivery. Today, Scientex continues to strengthen its presence within its development locations while at the same time retaining the aspiration to expand its property footprint to other regions.

We strive to ensure that value is maximised through quick development of land banks, cost-efficient and standardised design conceptualisation, effective launches and adept construction for timely delivery.

From our initial foray in the Southern tip of the Peninsular in Johor, the Scientex property division has steadily expanded its presence with carefully curated new developments that have now extended our footprint through to Melaka, Negeri Sembilan, Selangor and Perak, along with burgeoning interests towards the north of Peninsular Malaysia in Penang,

Property Division has come a long way since the debut of Taman Scientex Pasir Gudang in 1995 with the vision of providing affordable homes to middle to low income group, particularly in Pasir Gudang area. The successful development of Taman Scientex Pasir Gudang has boost the conviction of the Management to serve greater Johorean by bringing the business model to Taman Scientex Kulai in 2008 and subsequently Taman Scientex Senai in 2013.

There has been no looking back since then, Taman Pulai Mutiara, which span 326 acres of freehold land was maiden launched in 2016, following by Taman Scientex Senai Utama in 2018, where it is located right next to the North-South Expressway and the Senai Highway.

Thereafter in 2017, the Management committed to another 336 acres of freehold land, adjacent to our existing Taman Pulai Mutiara, known as Amber Land to further strengthen our foothold in Pulai. The acquisition of Scientex Kota Tinggi in north-east Johor Bahru in 2019 and Scientex Pulai 3 in 2020 further expanded our existing landbanks in Johor to sustain our on-going developments.

Beside affordable homes segment, the Management has on 2010 acquired 144.9 acres of prime land in the heart of Skudai, which was later development into vibrant township named Taman Mutiara Mas. E’Roca Hills is another unique development sites on the hilltop of Taman Scientex Kulai and command breathtaking view of surrounding greenery.

Over the years, Property Division has established itself as trusted Property Developer committed in deliver quality yet affordable homes targeted at middle to low income group, it has built it own brand-name and strong presence in affordable property market in Southern Johor.

Ayer Keroh is fast emerging as an education hub, located in the south western of Melaka. Overall development spread across 137 acres of land on an elevated plateau comprising mix development project which include residential houses and apartments.

Our development in Melaka continues expanding by acquiring a freehold land in Durian Tunggal located in the southern district of Alor Gajah Melaka and merely 6km away from Ayer Keroh Toll. Scientex Durian Tunggal spread across a total land area of 202.2 acres comprises mostly affordable house.

Buoyed by the great success at Scientex Durian Tunggal, we further expanded our existing land bank by acquiring another piece of freehold land namely Scientex Durian Tunggal 2, sprawling across 208.9 acres fronting to the existing land bank. The close proximity between both existing and proposed Durian Tunggal 2 development will enable us to tap on operational efficiencies and economies of scale to build more affordable homes in the region.

Coming up 2 new freehold land bank in Jasin spread across a total of land area 157.8 acres and 1,357.5 acres. Another township to produce more affordable houses and shop lots, strategically located nearby North-South Expressway and AMJ Highway. Furthermore, the proposed of Melaka-Singapore High Speed Rail (HSR 2.0) was planned to build around the area of Durian Tunggal and Jasin.

As the demand for affordable houses in Peninsular Malaysia keeps growing, Scientex’s objective is in tandem with the Government’s initiatives to make home ownership a reality for more Malaysians. Our landbank is aggressively growing and we had our first foray in Negeri Sembilan with the Seremban land acquisition.

Scientex Seremban spreads over a 108.5 acres of prime freehold land comprising mixed development of residential and commercial properties. Our development offers great access to the North-South Expressway in 10 minutes (Seremban/Labu exit) as well as LEKAS Highway (Seremban exit) in 15 minutes.

With its great accessibility, homebuyers can now reach to a myriad of amenities with ease, such as Seremban Gateway, Tesco Extra, Columbia Asia Hospital, Aeon Mall, KTM Seremban, Royal Gallery Tuanku Ja’afar and so forth.

We had spread our geographical footprint in Year 2017 to the central region, Selangor the most urbanized and populous state in Malaysia by acquiring our first piece of land in Rawang measuring 66-acres. Scientex Rawang is a mixed development project comprises affordable priced freehold residential and commercial properties.

Following the success story at Scientex Rawang, Scientex continued developing in Rawang district by acquiring another land bank in Kundang Jaya towards end of year 2019. Scientex Kundang Jaya spread across a total of 184.1 acres freehold land which also consist mainly of affordable housing. Due to its affordable pricing Scientex Kundang Jaya recorded a great success in its take-up rate upon its’ first launch in October 2020.

Scientex continues to strengthen its position in Selangor state with its new acquisition landbank in September 2020 measuring approximately 138.6 acres located in the district of Hulu Langat and close proximity to Cheras and Ampang. Scientex Cheras freehold affordable development will definitely make property ownership a reality in Klang Valley.
